Air Conditioning / Heating

For maximum comfort, this property is equipped with a combined cooling and heating system. The system is operated by a central thermostat located in the hallway. Please do not run the air conditioner below 68 degrees as it will cause the unit to freeze. Always keep doors and windows shut when the unit is in use. Please help us by following these instructions to keep your home comfortable. To control the temperature settings, please refer to the Manual and Digital operating instructions below.

MANUAL OPERATING INSTRUCTIONS To operate the cooling system, set the thermostat to approximately 78 degrees and make sure that the “COOL-OFF-HEAT” switch is set to “COOL”. Also check that the “AUTO/ON” switch is set to “AUTO” and that the “EMER. HEAT-NORM” switch is set to “NORM” (if applicable). The system will then maintain the temperature in the unit at approximately 78 degrees. If you find that you need to make it slightly warmer or cooler, move the thermostat one degree at a time. This will usually be sufficient enough to change the temperature slightly. To utilize the heating system, set the “COOL-OFF-HEAT” switch to “HEAT” and follow the same procedures as listed for the air conditioning system.

DIGITAL OPERATING INSTRUCTIONS To operate the cooling system, set the desired temperature to approximately 78 degrees, using the two large buttons on the right of the thermostat. Make sure that the top left corner of the display reads “COOL”. If it is not already set to “COOL”, press the “MODE” button repeatedly until “COOL” appears. Also check that the bottom left corner of the display reads “AUTO”. If it does not, press the “FAN” button repeatedly until “AUTO” appears. The system will then maintain the temperature in the unit at approximately 78 degrees. If you need to use the heat, press the “MODE” button until “HEAT” appears in the top left corner of the display. Please do not alter the “RESET FILTER” function of the thermostat.


Pool Maintenance

The pool is checked and maintained on a weekly basis, however the extremes of weather in Florida can affect both the pool chemicals and water level. Should you notice a color change in the water, or if it changes toward a green tinge, we ask that you contact our office immediately. Please leave the screen enclosure door unlocked so the pool serviceman can gain access to the pool on days of service.

During the hot season and when the pool heater is in use, the pool water will gradually evaporate. Please help us in the effort to reduce problems in our pools by not allowing the water level to drop below the tile line. If the water level does begin to drop during your stay, please put the water hose (located at the side of the property) in the pool and fill it up to the middle of the tile line. Should your pool overflow during one of our heavy thunderstorms, please call our office so our pool technician can fix the water level for you.

Pool heaters have electrical/mechanical components. These components can sometimes malfunction. ALL STAR Vacation Homes, its Vendors and the homeowners cannot be held responsible for any malfunctioning heater. Please inform us as soon as possible if your pool/Jacuzzi is not working properly.

Some of our properties have manual controls for the spa and pool.

To turn the spa on, turn the two red handles levers 180 degrees. This action will automatically turn on the spa’s pool heater. The result will be bubbles in the spa and no water fall. This does turn off the heater to the pool and stops the pools circulation. Please only use the setting only when planning on using the spa.

To turn the pool back on, turn the two red handled levels 180 degrees back to their original setting. This action will automatically turn on the pools heater. The result will be no bubbles in the spa and the water fall feature will be working.

This is the position you want to leave the pool when not using the spa. Otherwise, the pool and spa are not receiving chlorine and appropriate circulation.

Child Safety Fence

According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5000 fine or one (1) year in jail.

POOL ALARM OPERATIONS Press the button on the alarm (located at the pool entrance door) prior to opening the door. After pressing the button, you will be given a 30 second alarm delay to exit to the pool area and close the door behind you. After 30 seconds, the alarm will sound. If you are entering the house from the pool area, open the door and immediately press the button on the alarm for the delay.
